GETTING STARTED

What happens during the initial consultation?

The initial consultation is a structured discussion to understand your brief, aspirations, functional requirements, budget parameters, and timelines. It is also an opportunity for you to gain clarity on our design philosophy, process, and approach.

Is an in-person meeting required?

Initial discussions can happen over the phone. However, we encourage in-person meetings at our office, as they help build clarity, trust, and a more collaborative decision-making process.

How do we schedule an appointment?

Once our design philosophy and ideas resonate with you, we welcome you to schedule an in-person discussion at our office. Appointments are scheduled based on the Principal Architect’s availability. Click here to fill out the form.

Can you share your portfolio and client references?

Yes. We present a curated portfolio of completed and ongoing works during discussions. Client references may be shared upon request, subject to confidentiality and consent.

Can we visit your built projects?

You may be able to visit a project that is currently in progress. For finished projects, we prefer to walk you through them using photos and videos, as we value and protect our clients’ privacy.

Are you a registered architectural practice?

Yes. We are a registered architectural practice under the Council of Architecture (COA), India, and operate in strict adherence to its professional code of conduct.

What scale and typology of projects do you undertake?

Our practice engages with a diverse range of projects including private residences, villas, residential developments, commercial and institutional buildings, hospitality spaces, and comprehensive interior design projects. Each project is approached with the same level of rigour, regardless of scale.

Do you offer both architecture and interior design services?

Yes. We provide integrated architectural and interior design services. Our work is conceived holistically; we do not undertake standalone services such as only elevations, façades, or partial detailing.

Do you work on renovation or retrofit projects?

Yes. We undertake renovation, adaptive reuse, and retrofit projects where the scope allows for meaningful spatial, architectural and interior intervention.

DESIGN PHILOSOPHY & PROCESS

What defines your design philosophy?

At S+A Architecture, design begins with listening—to the client, the site, and its context. We create architecture that is purposeful, emotionally resonant, and rooted in climate, culture, and material honesty. Our work balances intuition with intent, blending the traditional and contemporary to craft spaces that are timeless, functional, and deeply human.

HOW WE WORK

What are the stages of your design process?

Our design process is carried out in stages, with client approvals at each step:

1.Concept planning and layout development
2.Design detailing in 3D visualisation after concept approval
3.Preparation of construction drawings once the design is frozen
4.Architectural supervision and coordination during execution

How do you communicate design intent?

Design intent is communicated through a combination of spatial diagrams, sketches, 3D visualisations, digital models, material palettes, mock-ups, and detailed construction drawings, depending on project complexity.

How involved are clients during the design phase?

Client involvement is integral to our process. Design development is guided through periodic reviews and discussions to ensure clarity, alignment, and informed decision-making.

What is the typical duration of the design phase?

The design phase typically takes around 2–3 months. This period includes understanding the brief, developing concepts, refining and freezing the design, and preparing detailed drawings. Delays in decisions or additional revisions may extend the timeline.

I. FEES & PROFESSIONAL ENGAGEMENT

How are professional fees structured?

Our fees are structured in accordance with COA guidelines, either as a percentage of the estimated construction cost or as a fixed fee, depending on the project’s nature and scope.

When does the project formally commence?

The project commences upon signing the Architect–Client Agreement and receipt of the agreed retainer fee.

What does the professional agreement include?

The agreement outlines the scope of services, professional fees, payment schedule, timelines, and conditions of engagement to ensure complete transparency.

Will engineering consultants be involved, and are their fees included?

Yes, engineering consultants are involved where required. For projects up to 25,000 sq.ft, the fees for Structural and MEP (Mechanical, Electrical & Plumbing) consultants are included in our professional charges. For larger projects, these consultants will need to be appointed separately, and their fees are not included.

How and when are your services and fees explained to us?

Once you decide to proceed with us, we share an Architect–Client Agreement. This document clearly outlines our scope of work, professional fees, payment stages, and other terms, so everything is transparent before the project begins.

When does the design work for the project begin?

We begin the design process after the project agreement is signed and the initial retainer fee is received. This allows us to officially allocate time and resources to your project.

Can you design within a defined budget?

Yes. Budget considerations are integral to our design process. We align design decisions, material selections, and specifications with the defined financial framework.

Do you assist with cost estimation and tendering?

Yes. We assist with preliminary cost estimates, tender documentation, contractor coordination, and comparative bid evaluations.

Do you assist with statutory approvals and documentation?

We assist with architectural documentation required for statutory approvals and coordinate with relevant consultants where required.

What factors influence project timelines?

Timelines may be affected by statutory approvals, site conditions, decision-making cycles, contractor coordination, and material availability.

III. CONSTRUCTION & SITE SUPPORT

Do you undertake construction or turnkey execution?

No. We maintain an independent role from construction to safeguard design intent and represent the client’s interests objectively.

Can we appoint our own contractor or builder?

Over time, we have built working relationships with contractors who align with our design philosophy and execution standards. Their familiarity with our drawings often supports smoother on-site coordination. We initiate builder discussions during the schematic design stage, focusing not only on cost but also on compatibility, communication, and execution approach. You are also free to work with a builder of your choice—we are always open to new collaborations.

What is your role during construction?

During construction, we provide design support by clarifying drawings, addressing queries and ensuring the design intent is followed.
Regular site visits and additional coordination can be availed as optional services.

Do you assist with vendor coordination and quotations?

Yes. Where required, we assist in obtaining and reviewing quotations from multiple vendors and suppliers.

 iV. COMMUNICATION & PROJECT MANAGEMENT

Who will be our primary point of contact?

Each project is led by a principal or senior architect who remains the primary point of contact throughout the engagement.

How are updates and reviews managed?

Updates are communicated through scheduled meetings, drawings, and written correspondence. Minutes of Meetings (MoMs) are shared via email and whatsapp with the client, contractors, and vendors involved after every meeting

Do you assist with site supervisors?

Yes. During the civil construction and interior stages, our team conducts periodic site visits (weekly or bi-weekly) to review work progress, ensure adherence to the finalized design, and carry out quality checks. A site visit report is shared with the client after each visit.

Note: Continuous, on-site supervision (24/7) is not included in our scope. Clients are required to appoint a dedicated site supervisor or engage a Project Management Consultant (PMC) for day-to-day coordination and site presence.

v. POST-COMPLETION SUPPORT

Do you provide post-handover support?

Yes. We assist with final inspections, snag lists, and limited post-completion clarifications related to the design intent, ensuring a smooth and hassle-free transition into your space.

Do you offer internships ?

Yes. Internships are full-time (minimum 120 days) and selected through a two-step process: first, we review resumes and portfolios to shortlist candidates; second, shortlisted candidates are interviewed for final selection. Only selected applicants are contacted.

Do you collaborate with suppliers and consultants?

Yes. We collaborate with trusted consultants, specialists, and vendors based on project requirements. If you’d like to meet us, please fill out the form—meetings are usually scheduled on working Saturdays.
